01

Who we are

VVA is an independent Portuguese law firm working with developers, investors and landowners on real estate and development matters across mainland Portugal and the islands.

The firm works in Portuguese, English and other languages used by international clients, and is used to acting for teams that are not based in Portugal.

The work is transactional and regulatory rather than generalist: acquisition, planning and licensing, corporate and tax structuring, construction contracts, and sales or exit. The services referenced across this site are set out in the Legal Support section.

Appoint a lawyer before you commit — whoever you appoint

This is not an argument for VVA specifically. Whichever firm you instruct, instruct it early. In Portugal the expensive mistakes are made before construction starts: buying land whose planning status does not support the intended scheme, signing a promissory contract that cannot be exited, or structuring ownership in a way that is costly to unwind at sale.

By the time a problem surfaces, the position is usually already fixed by a signed contract, a filed application or a completed transfer. Legal input at that point can only manage the damage; the same input a few weeks earlier would have changed the deal.

Early advice is also cheaper than correction, and it keeps the acquisition contract, the planning strategy, the funding documents and the construction contract aligned instead of allocating the same risk in three different ways.

  • Before signing: confirm what the site may lawfully support
  • Before paying: keep deposits, conditions and deadlines enforceable
  • Before buying: choose an ownership and funding structure that survives the exit
  • Before building: make the delivery chain — contractor, guarantees, defects — contractual, not verbal

How an engagement works

You describe the project and the stage it is at. VVA confirms the scope, the deliverables and the fee basis in writing before work starts.

Nothing you read here creates a lawyer-client relationship. That begins only when an engagement letter is signed.

04

Getting in touch

Use the enquiry form in the Legal section. It sends your project details straight to the firm. VVA will confirm scope, conflicts and terms before any work begins; submitting a request does not create a lawyer-client relationship and does not commit either side.

Legal support through VVA

Once a site or project is identified, the focus shifts from general guidance to that specific transaction: title, planning position, licensing, charges, contracts and the holding structure.
